5 things that make a good neighbourhood

Many established property developers in Malaysia have started to come up with alternative

marketing approaches to their development concepts to enhance the quality of their

customers’ life aspirations as well as their commercial objectives of improved financial

returns and marketability during the past decade.

They noted that a real estate product goes beyond the appearance of buildings.

It is the combination of the infrastructure, environment, amenities and the surrounding

neighbourhoods that make up the total development concept which makes it competitive

in the market.

1. Location Location is one of the deciding factors that is most important to the real estate’s value,

especially general and special accessibility.

General accessibility is how the structure of transportation is easily accessible to the the

city center location. Special accessibility refers to the convenience or ease of accessing

amenities without the need for excessive travelling.

2. Parks and recreational spaces The right amount of greens and recreational spaces are very rewarding. Initiatives by developers to promote eco-friendly projects and green movements have been well received. These strategies have met the customers’ desire for a healthier and connected communal living lifestyle.

Recent market trend shows that buyers are willing to pay a premium for the greens. In fact, it is nearly a must for new developments to feature recreational and sports facilities.

3. Shopping As shopping malls and supermarkets have become a huge part of our lives, property buyers are looking for a home that is near a mall.

While it does not need to be gigantic, the mall should be able to meet their daily needs. Notably, it should have a supermarket, several fashion outlets, a launderette and a vast array of eateries.

4. Basic facilities A good neighborhood should have both primary and secondary schools, a playground and a kindergarten.

Even a community hall would be useful – residents can gather, have meetings and have fun.

5. Safety Finally, a good neighbourhood should be able to make its residents feel secure. Having security guards patrolling the area assures residents that they are safe.

One of the surest options to improve safety in your neighborhood is to get a home security system and use it properly.

However, bear in mind that improving neighborhood safety is a team effort. It needs to start with someone and that someone should be you.
